Common door faults

Leaking door closers often go unnoticed. Here is what to look for, and why it matters.

Leaking door closers

A small leak is a real hazard.

Leaking closers are a maintenance problem that may often go unnoticed. When a closer leaks, it is a potential hazard to people entering and leaving through the doorway.

  • The oil drips down and can make floors extremely slippery
  • It can stain the clothing and belongings of people passing beneath the closer
  • When the oil drains from the cylinder, the closer can no longer control the door
  • The door then swings freely and starts slamming, which can cause injuries and costly damage to the door and frame

Floor mounted and transom closers

Harder to spot, and more costly to ignore.

With floor mounted closers, and with concealed transom closers mounted in the head of the frame, it is harder to see that the unit is leaking. Both are usually fitted to doors that open both ways.

If you have an armour plate glass door in your building, you will have one of these two fitted. If the door starts slamming, contact us immediately, as this can have serious repercussions. The door could break, and these are very expensive to replace.

Warning signs

Signs your door needs attention.

Oil leaking from the closer

Leaked oil makes floors slippery, and the closer loses control of the door.

The door slams shut

A slamming glass door can break, and these are very expensive to replace.

The door does not latch

If a security door does not close properly every time, the site is not secure.

Catching on the floor or frame

Usually an alignment problem, or worn hinges, pivots or other hardware.

Not always the closer

We find the real cause.

A leaking door closer is only one of many possible causes of a door not closing correctly. Door alignment and other worn or faulty hardware could be the cause.

For example, if the latch is not aligned properly, it may create enough friction to stop the door from latching. We understand the subtlety of each of these problems.
